Intrusive External Wall Investigations
When it comes to safeguarding residential and multi-occupied buildings, a critical aspect that requires attention is a buildings external walls and attachments such as balconies. External walls can play an important role in containing and preventing the spread of fire from the compartment of fire origin. It is essential to assess the build up of all external wall cladding systems present on a building, including the fire performance of all materials that compose each external wall cladding system.
Fire Risk Appraisal of External Walls
Using our theoretical and practical fire safety engineering expertise we can produce a Fire Risk Appraisal of External Walls (FRAEW) report in accordance with PAS 9980. The FRAEW is a holistic assessment of the risk to life posed by the buildings external wall structure.
The ultimate aim of the FRAEW report is to position the fire risk posed by the external wall construction and cladding on a scale of relative risk from “high” to “low”. From this, it is determined whether there is a need for remedial action or not (or, in some cases, where further investigations and in-depth analysis is needed).
If requested by the client, we can produce an EWS1 Form for the building. An EWS1 Form is designed to be a mortgage valuation tool used by lenders when assessing mortgage applications on residential buildings that features external wall cladding systems of varying types.
Our recent projects
Kent Street Baths, Birmingham
The development is home to four residential blocks that reach a maximum of 18 storeys and contain 406 purpose built apartments. We ensured that the external walls of all buildings on the development were constructed as per current Building Regulations and in accordance with the performance specification in the detailed fire strategy Numerous site visits were completed along with construction site reports and advice for the building contractors
Simpsons Fold, Leeds
A Grade II listed residential development of 47 private apartments. A Fire Risk Appraisal of the External Walls was undertaken to analyse the risk of external fire spread on the building. This involved an intrusive investigation in the external wall systems to assess the risk.
Manor Chare, Newcastle Upon Tyne
A purpose-built residential development of 58 private apartments. A Fire Risk Appraisal of the External Walls was undertaken to analyse the risk of external fire spread on the building. This involved an intrusive investigation in the external wall systems to assess the risk.
